1 mile north of the Oxford city limits, the park is situated in Lafayette
County in Section 009, Township 08S, Range 03W. There are 450 total acres
in the site with 300 acres available. There are 250 acres in the largest tract available, and
the sale price is $10,000 per acre. Soil boring information is available
on the site, which has rolling topography. Zero percent of the total site
is subject to flooding, and there are no zoning classifications.
Northeast Mississippi Electrical
Power Association transmits 3-phase power to the site. A 4-inch natural
gas line is installed within the park, with maximum allowable operating
pressure of 45 PSI. There is an on-site elevated water tank with
a capacity of 550,000 gallons, and there is also an 8-inch water main on
site. Domestic sewage treatment type is a sewer lagoon. Fire protection
is available from the city of Oxford and Lafayette Country Fire Departments
(Fire Insurance Rating: 10).
The
park is accessed by an improved two lane access road from state road highway
7, 1.7 miles east of the park. The distance to the nearest interstate highway
access (I-55) is 25 miles. Six truck lines serve the site, which is located
within the Memphis, TN commercial trucking zone. The site is served on site
by The Mississippi Central Railroad. Nearest general aviation service is
three miles distance at the University-Oxford Airport (Clegg Field), which
has a runway length of 4,700 feet with an ILS approach. The nearest commercial
airport is a distance of 50 miles at the Tupelo Airport. The park is just
70 miles to two navigable waterways, the Tennessee-Tombigbee to the east
and the Mississippi River to the west, including the nearest barge terminal,
the Memphis River Terminal, Inc. The distance to the nearest deep water
port, the Port of Gulfport, is 310 miles.
